Frequently Asked Questions

What is the role of a conveyancer when buying a property?

Conveyancing is the legal process of transferring property ownership. You need a conveyancer to ensure the transaction is legally sound, to handle complex paperwork, and to safeguard your interests throughout the process.

Don’t worry, Kirsty and Marlene are here to guide you through every step of the process. From understanding the paperwork to making sure you meet all the legal requirements, we’ll help make your first home purchase as smooth and stress-free as possible. Our job is to make things clear, so you can focus on the exciting parts of buying your new home.

It’s best to start the process with us as early as possible as that will make the process as stress-free as it can possibly be. Contact us before you put an offer in! If the home you’ve got your eyes on goes to auction, make sure you contact us at least 7 days beforehand.

A LIM (Land Information Memorandum) Report provides important details about the property, such as its zoning, building consents, and any known issues or risks. While it’s not legally required, it’s a smart move to get one. Think of it as a health check for your new home. It helps ensure there are no surprises down the track and gives you peace of mind about the property you’re purchasing.

A conveyancer is a specialist who focuses on property transactions like buying and selling homes. They handle the legalities of transferring ownership. A lawyer on the other hand can assist with broader legal matters and provide legal advice on more complex issues. Most of the time, a good conveyancer is all you need for a straightforward property transaction.

Absolutely! If you’re eligible, we can help guide you through the process of applying for the KiwiSaver HomeStart grant. Whether it’s your first home or you’ve owned before, we’ll make sure you understand all the details and help you access the funds you’re entitled to.

The timeline varies, but we aim for an efficient process. On average, it takes between 6 to 8 weeks, but factors like property type, legal complexities, and negotiations can all affect how long it takes. With us by your side, you can relax and just let it happen.

We provide a transparent fee structure, so you know exactly what you’re paying for. There are no hidden costs, ensuring you can manage your budget effectively.

Yes, we can. Conveyancing can be done remotely. Many aspects of the property transfer process can be completed electronically, without the need for in-person meetings which means our service is available to people anywhere in New Zealand as well as overseas.

In most cases, you cannot buy residential property in New Zealand if you are not a citizen or permanent resident, but there are some exceptions for new builds and developments. We can guide you through your options. Please get in touch for more information.

The first time we meet, either in person or online, we’ll discuss your property goals, explain our services, and answer any questions you have. It’s an opportunity for us to get a solid understanding of your needs and provide a clear overview of what we can do for you.

In a nutshell, this is it:

  1. Contact us before putting an offer in
  2. Complete our online forms for AML & KiwiSaver (if applicable)
  3. When ready to make an offer on a property – get us to review the agreement and check dates and conditions etc.
  4. When agreement is signed and dated start process of LIM, building report etc (due diligence) satisfying your conditions
  5. Once all your conditions are satisfied you are in your settlement phase. We do most of the work in the background.
  6. You can start packing!
